Welcome. By accessing this website, submitting an enquiry, or booking a property, you agree to be bound by the terms and conditions below. This is a legal agreement between you (the guest) and Sonas Stays.
Please read these Terms and Conditions carefully before booking.
1. Introduction
These Terms and Conditions govern your use of sonasstays.com.au and your booking of any short-term rental property listed on this site. By using this website or completing a reservation, you acknowledge that you have read, understood, and agree to be legally bound by these terms. If you do not agree, please do not proceed with using the site or booking a stay.
2. Booking Terms
Our properties can be booked directly through this website, or via Airbnb or Booking.com. The booking process and applicable terms may vary slightly depending on the platform used.

Minimum age: Guests must be at least 18 years old to book.

Identity verification: For bookings made directly through our website or via Booking.com, you will be sent a link by our identity verification provider, Truvi, to confirm your identity before check-in. For Airbnb bookings, identity verification is handled directly by Airbnb. See our Privacy Policy for more detail on how this information is handled.

Payment: Payments are processed securely through Merchant Warrior. Full payment or a deposit is required to confirm your booking; specific terms will be shown before you complete checkout.

House rules: Each property has its own house rules covering matters such as noise, guest numbers, and check-in/check-out times. These form part of your booking agreement. You will be sent these as part of your check in details.
Failure to comply with booking terms may result in cancellation of your reservation without refund.
3. Cancellations & Refunds

Full refund if you cancel at least 5 days before check-in.

Partial refund if you cancel less than 5 days before check-in: the first night and one additional night are non-refundable, and you'll receive 50% of the remaining nights back.

If you cancel within 24 hours of making your booking, and your check-in date is at least 7 days away, you'll receive a full refund regardless of the above.
This mirrors the cancellation policy on our partnered platforms, so your refund terms are the same whichever way you book with us.
Peak season exception: Bookings with a check-in date between 15 December and 7 January (inclusive) are non-refundable. This overrides the standard policy above for bookings falling within this period.
If your booking was made through a third-party platform (Airbnb, Booking.com), that platform's cancellation and refund policy applies instead of the terms stated here.
4. Security Deposit
A refundable security deposit may be held or charged via Merchant Warrior at the time of booking or check-in. This deposit will be refunded within a reasonable period after checkout, provided the property is left undamaged and in accordance with the house rules. Any damage, excessive cleaning requirements, or breach of house rules may result in deductions from this deposit, or additional charges where the deposit does not cover the full cost.
5. Guest Responsibilities
By booking with us, you agree to:

Comply with all house rules and any building or complex rules that apply to the property

Stay within the occupancy limit specified in your reservation

Not host parties, gatherings, or events

Take financial responsibility for any damage, excessive cleaning, or loss caused during your stay

Not smoke or bring pets onto the property unless this is explicitly permitted in the listing
Violation of these responsibilities may result in eviction without refund, and/or additional charges for damage or cleaning.
6. Property Monitoring Devices
Our properties are fitted with external security cameras and/or noise monitoring sensors, used to help protect the property and ensure compliance with house rules, including occupancy limits and our no-party policy.
Noise monitoring sensors (where fitted) measure sound levels only and do not record or transmit audio.
Security cameras (where fitted) are positioned externally, such as at entry points, and do not monitor the interior of the property.
7. Use of Website
You agree not to engage in any unauthorised or unlawful activity when using this website, including attempting to compromise site security, sending unsolicited messages, or scraping or misusing content or data from the site.
Unless otherwise stated, Sonas Stays owns the intellectual property rights to all material on this website. You may not republish, reproduce, or redistribute this content without our permission.
8. Links to Other Websites
Our website contains links to third-party services, including Airbnb, Booking.com, Merchant Warrior, and Truvi. These services are not owned or controlled by Sonas Stays, and we are not responsible for their content, privacy practices, or availability. We encourage you to review their respective terms and privacy policies.
9. Termination
We may cancel a booking or restrict your access to this website where you breach these Terms and Conditions, including the guest responsibilities set out in Section 5. Where reasonably practicable, we will notify you of the reason. This does not affect your rights under Australian Consumer Law.
10. Liability Disclaimer
To the extent permitted by law, Sonas Stays is not responsible for:

Temporary website unavailability, inaccuracies, or technical errors

Guest injuries, accidents, losses, or theft occurring during a stay

Delays or cancellations caused by events outside our reasonable control (e.g. natural disasters, extreme weather, government action)
Guests are encouraged to arrange appropriate travel and medical insurance before their stay.
11. Privacy
Your use of this website and any booking with us is also governed by our Privacy Policy, which explains how we collect, use, and protect your personal information - including how identity verification is handled through Truvi and Airbnb.
12. Governing Law
These Terms and Conditions are governed by the laws of the State in which the relevant property is located:

Bookings for our Docklands, Victoria properties are governed by the laws of Victoria.

Bookings for our Zetland, New South Wales property are governed by the laws of New South Wales.
13. Changes to These Terms
We may update these Terms and Conditions from time to time. Changes will be posted on this page with an updated revision date. Continued use of this website or a completed booking after changes are published means you accept the updated terms.
