Frequently Asked Questions
What is Rent-to-Rent?
Rent-to-Rent is a property management model where we lease properties from landlords on a long-term basis and sublease them to high-quality guests for short to mid-term stays.
How does Sonas Stays benefit landlords?
We offer guaranteed rent for the duration of the lease, regular professional cleaning ensuring your property is kept in immaculate condition, and cover minor maintenance costs (up to $300). Landlords enjoy consistent hassle-free rental income with no vacancy void periods, while we take care of all property upkeep, guest management, and comply with all regulations.
Who stays in the property?
Our guests include corporate professionals, healthcare workers, business travellers and families seeking high-quality accommodation for short to mid-term stays. We implement a rigorous screening process to ensure responsible and respectful guests.
How long is the lease agreement?
We typically sign leases between 2 to 5 years, ensuring landlords benefit from long-term stability, zero vacancy voids and steady cashflow.
Will my property be well-maintained?
Yes! Your property will be kept in immaculate condition as we provide professional cleaning after each guest stay and routine maintenance. Additionally, we conduct regular inspections and cover minor repairs up to $300 per lease agreement.
What happens if there is property damage?
We take full responsibility for the property’s upkeep. Any damage beyond normal wear and tear is covered by our insurance and security deposits taken from guests, giving landlords added protection and peace of mind.
Is my property insured?
Yes! We maintain comprehensive insurance covering property damage, liability, and guest-related incidents. Landlords are advised to keep their own building insurance for additional coverage.
Does Rent-to-Rent comply with local regulations?
Absolutely! We adhere to all local zoning, licensing, and sublease rental regulations, ensuring full compliance. We also handle fire safety requirements, health and safety checks, and legal obligations to protect both landlords and guests.
Do landlords need to furnish the property?
We prefer properties to be partially or fully furnished, however, we can also furnish them ourselves to meet our luxury standards, depending on the agreement.
How is rent paid to landlords?
Landlords receive fixed monthly, fortnightly or weekly payments, regardless of guest occupancy, ensuring stable cash flow.
Do landlords need to manage the property?
No! We handle everything - from marketing and guest management to insurance, compliance and some maintenance - allowing landlords to enjoy completely passive income.
